What is DTCP approval?

DTCP means Directorate of Town & Country Planning, the authority to approve land development in Tamil Nadu except in the Chennai metropolitan area where CMDA approves the layouts of housing, institutional & industrial layouts. It came into existence under the Tamil Nadu Town and Country Planning Act, 1971 through the Urban Development Ministry. Any land that is approved by DTCP is a DTCP approved site.

How do I know if my land is DTCP Approved?
When you have a conversation with a promoter, ask him if the plot is DTCP approved or not. Do not stop there. Confirm that the land is DTCP approved by asking him for copies of the approval. Look particularly for the year and number mentioned in the document.

Is it good to buy plots without DTCP approval?

It is not advisable to buy a plot that has not been approved by the DTCP. The Government has now ordered that registration of UNAPPROVED plots should not be done without “regularisation”.

What are the benefits of buying DTCP approved plots?

  1. There is a greater degree of transparency while carrying out transactions related to DTCP approved plots.
  2. The price value of DTCP approved plots substantially increase over time thereby increasing resale value.
  3. It is easier to avail loans and funds for construction work for DTCP approved sites.

1. A lack of necessary facilities like water, road, electricity, sewerage.
2. An authorized map from land authority,
3. Difficulty in availing loan from bank,
4. Difficulty in registration and mutation of the property.
